CSDA Acoustics and oWOW are actively designing multi-use buildings that provide flexible design, are sustainable, and can be built quickly. This is possible by using the Cross-Laminated Timber (CLT) type of construction.

“What is CLT?”
CLT are layers of glued lumber. Each layer is oriented to each other at 90 degrees. The alternating orientation of each layer makes the CLT able to handle higher structural loads; less material can hold more weight. The use of CLT results in less building material and less waste.

“Where are the Projects?”
All three mixed-use projects are in California’s Bay Area: 960 Howard Street (San Francisco), 1510 Webster Street (Oakland), and 316 12th Street (Oakland). The projects are a mix of commercial, retail, office, and residential spaces.

“Why is CLT important?”
CLT has advantages when compared to other building materials, including:
1. Pre-fabrication off-site
2. Lower cost than concrete/steel structures
3. Greater sustainability as compared to traditional mid- to high-rise structural systems.

Using CLT, oWOW has developed two products upon which CSDA has performed mock-up testing, analysis, and design services to determine the acoustical performance. The MacroUnit is a mass-produced and replicable kit of parts, that will be flat-packed and assembled onsite. This includes pre-fabricated bathroom pods and the Magic Walls system, which has de-mountable partitions that can transform the space from 1 to 4 bedrooms. The oDECK is a strategy to vertically-phase a high-rise. A concrete Type I structure is first designed and can then support future additions of MacroUnits as construction progresses.

By utilizing oWOW’s technologies, affordable homes can be made available within 2 years of site purchase, versus waiting 5 years in the normal development process just to break ground.
